About the Opportunity
Due to an exciting growth period, Bright & Duggan now has multiple opportunities available for Strata Managers to join their dedicated team in various locations across Sydney including Crows Nest, Dee Why, Rose Bay, Rhodes and Cronulla, on a full time basis.
Reporting to the Strata Director, the Strata Manager plays a pivotal role within the business, managing people and resources across a portfolio of strata buildings, both residential and commercial, with the primary purpose of ensuring owners' corporations are complying with relevant legislation.
As someone who loves taking ownership of a role, your duties would include (but not be limited to):
- Managing a porfolio of between 30-70 buildings;
- Assisting the Owners Corporation with compliance to all relevant legislation;
- Scheduling and chairing Annual General Meetings, committee meetings and other on-site meetings as required;
- Responding to enquiries and assisting clients (being owners, managing agents, contractors etc), concerning common property; and
- Monitoring arrears on behalf of the Owners Corporation (Note: The Accounts Receivable Officer performs the debt recovery process on behalf of all strata managers).
These are predominantly office based positions, however you will be required to attend frequent off-site meetings throughout the Sydney Metropolitan area, so your own car and current drivers license is required. For the most part you will work standard business hours Monday to Friday, however you will need to attend some night meetings as negotiated with Owners Corporations in your portfolio.
About You
To be successful in this position you will need to have a Certificate of Registration in Property Management and previous experience in a strata management capacity. A Certificate IV in Strata Management would be desirable however is not mandatory for your success in this role.
You must have exceptional account management and people skills, as you will be required to work with a number of different stakeholders across a broad spectrum of backgrounds and personalities on a daily basis. You need to be confident in managing any disputes as they arrive and be able to adapt your personality and approach depending on who you are dealing with, to ensure quick and effective solutions for all parties each and every time.
As well as inter-personal skills you must be professionally presented and have superior verbal and written communication skills, as you will need to chair meetings and draft clear and concise correspondence, on a regular basis.

For your hard work and dedication, you'll be rewarded with a salary between $70,000-$100,000 plus super, negotiable based on experience. In addition, you have the opportunity to earn fantastic, uncapped, schedule B commissions of 40% for in house, office hour meetings and 60% for night meetings (hourly rate).
