Wintringham and Wintringham Housing Limited own and operate a diverse and rapidly expanding property portfolio valued at over $382 million. It includes Residential Aged Care Facilities, Independent Living Units (ILUs), and Offices. We develop to own, and we manage properties on behalf of other organisations. The Property Services department is charged with the responsibility of maintaining and enhancing Wintringham’s assets to ensure the organisation can continue to provide a safe and secure environment.

 

Your new role

We’re seeking a dynamic and motivated Small Projects Coordinator to join our Property Services team. In this Full-Time role, you will undertake a wide variety of construction projects generated by our life cycle replacement program and annual capital budget funding.

The position undertakes construction related rejuvenation or replacement activities in ‘Live’ environments, or existing buildings. Each project is truly unique, and excellent communication skills (spoken & written) are essential to ensure that stakeholders are fully informed to achieve project success.

Equally important is a high level of technical knowledge to propose and implement practical, viable solutions. Working with a high level of autonomy, and within established processes and approved budgets, the SPC operates as a key contributor to and in support of colleagues and our clients. The proficient use of technology is an important daily part of making success of this position.

The SPC will operate on sites located in metro Melbourne and regional Victoria, and coordinate upgrading of building fabric both internal, external and building services, ranging in scale from $5K to $350K.

 

Your responsibilities and duties include:

  • Undertake an integral role in the establishment of project briefs, (to establish documented, tangible outcomes, internally with project sponsors / stakeholders)
  • Assist in the briefing process on consultant appointed projects
  • Take the lead project management role in any internally managed/contracted construction projects
  • Translate technical issues and concepts into language understood by non-technical persons
  • Attend and actively participate in design meetings & other project related meetings
  • Provide regularly communication updates to stakeholders as to the current status (including delays) of these projects
  • Undertake design reviews (typically the 4 x major gateways in projects life cycle)
  •  Assist in the delivery of annual life cycle replacement capital works projects (typically smaller projects, provided without consultant involvement)
  • Formulate and establish realistic total development cost budgets (final approval by others)

 

Reporting Lines and Training

The Small Projects Coordinator, works within the Property Services & Asset Management team (a Corporate Services function), Our offices recently relocated to a new site, based in North Melbourne.

The SPC reports to the Property Services and Asset Manager as head of the unit.

A key interface will also be the Asset Services Manager, along other Wintringham managers, & employees, Contractors and suppliers, authorities etc.

We are looking for candidates with the following:

Essential:

·        Construction/Carpentry background (Cert IV) (Building Diploma / Degree or other relevant qualifications are also encouraged to apply).

·        Understanding of construction practices, while exhibiting wide knowledge of building materials and their properties and suitable applications

·        Proficiency in Microsoft Office Suite

 

Desirable:

·        Construction industry OH&S White card is a requirement, prior to commencement. (2 day duration course).
